Miami-Dade County has maintained its property tax rate for fiscal year 2026–2027, although rising property values and additional assessments could still increase the amount homeowners pay.
Miami-Dade County approved its new budget while keeping the countywide property tax rate unchanged. However, the decision does not guarantee that residents will receive the same tax bill as last year. Property taxes are calculated using taxable property values, exemptions, and rates imposed by multiple authorities, including municipalities, school districts, and other local agencies.
Even without a rate increase, homeowners whose taxable property values have risen may owe more. Florida’s Save Our Homes program limits annual assessment increases on qualifying primary residences to 3% or the applicable inflation rate, whichever is lower. Nevertheless, that limitation does not apply to every component of a tax bill.
Recent property buyers may face additional adjustments because a change in ownership generally triggers reassessment the following year. Officials recommend reviewing property records, applicable exemptions, and individual assessments to understand potential changes. The county’s decision provides stability in its tax rate, but actual payments will continue to depend on each property’s circumstances. For more information click here.
