Florida’s housing market continued gaining momentum in July, with year-over-year closed sales increasing across both major residential property categories.
Single-family home sales rose more than 5% compared with July 2025, while condo and townhouse sales increased 11%. New pending sales of single-family homes also climbed approximately 2.5%, marking the twelfth consecutive month of annual growth. Meanwhile, inventory declined nearly 13.5% for single-family properties and approximately 13% for condos and townhouses. The statewide median single-family sale price increased 3.7% to $425,000, while the condo and townhouse median remained at $295,000. The results indicate that buyers are returning despite elevated mortgage rates, while tightening inventory could gradually reduce buyers’ negotiating leverage. For more information click here.
