Florida state lawmakers have passed several bills during the session that will have an impact on property owners, developers and brokers in the Sunshine State. The most consequential is Senate Bill 102, which sets aside more than $700 million for affordable and workforce housing and incentivizes developers with major tax breaks. The law will take effect on 1 July and strips local municipalities’ ability to enact rent control. The Live Local Act law also provides funds and incentives to affordable housing developers, replenishing a state housing fund. Other bills being advanced include those linked to demolitions of properties in historic districts, challenges to development approvals and more.
